Healthy Homes Compliance: What Auckland Landlords Need to Know!
A critical compliance deadline is approaching. From 1 July 2025, every residential rental property in New Zealand must fully comply with the Government’s Healthy Homes Standards. This is a non-negotiable requirement, regardless of tenancy type or start date.

What Are the Healthy Homes Standards?
The Healthy Homes Standards were introduced to raise the quality of rental housing in New Zealand. They focus on five key areas that impact the wellbeing of tenants:
1. Heating
Landlords must provide a fixed heating source in the living room capable of warming the space to at least 18°C. Portable heaters don’t meet the standard. Most properties will require a heat pump or a large fixed electric heater.
2. Insulation
Ceilings and underfloors must be insulated to modern standards. Insulation installed before July 2016 must still be in good condition and meet current R-values. Top-ups are often required in older Auckland homes.
3. Ventilation
All habitable rooms must have at least one openable window or door to the outside. Kitchens and bathrooms must have extractor fans to manage moisture and reduce mould risk.
4. Moisture Ingress & Drainage
Effective systems must be in place to drain stormwater and surface water. Properties with enclosed subfloors may require a ground moisture barrier to comply.
5. Draught Stopping
Any unreasonable gaps or draughts in doors, windows, floors or chimneys must be blocked to improve heating efficiency.
Why This Deadline Matters
The Healthy Homes legislation was initially rolled out in phases, but as of 1 July 2025, all rental properties must be fully compliant. Non-compliance can result in penalties of up to $7,200 per breach. Landlords are also expected to maintain clear records showing compliance or evidence of progress toward it.
